Why do I need Title Insurance?

“Bad data”, as Michael Wurzersays. Property records are kept by the counties. And there are so many counties. And they don’t all keep records the same way. In this raging torrent of unorganized information, the only way to be absolutely sure of your title is to have it insured.

Also, before computers, property records were recorded on paper and stored in huge books and placed on huge shelves with huge card catalogs to search through it. With the advent of technology, people can go online and research every document on the house, see recent pictures, see satellite pictures, and even take a virtual tour. The more good information you have on your property, the less you need title insurance. In his recent blog, Wurzer quotes Parker Kennedy, CEO of First American Title Co., “Eventually, insurance won’t be an important part of the product.” While I agree it will have a diminished importance, I don’t think it will disappear. Many people will just feel better knowing their home is insured… regardless of how good their information is.
