In an effort to further educate the modern home buyer, I am re-running a post from the Yard Whispere archives.
- I want to make something known. Many don’t know this: a realtor can show you any house in town. Let me say that again… A REALTOR CAN SHOW YOU ANY HOUSE IN TOWN! What? Yes. The Multiple Listing System, local associations of realtors, and numerous lockboxes have made this possible. It’s one of many things that separate us from car salespersons. When you go to a car lot, the salesperson can only let you test drive cars on their lot. If you asked him to show you a car on another lot, they’d think you’re crazy.
When you select a Realtor, they can show you any house in town. You don’t need to look in the house listing magazines and call all the realtors for each house you like. Just find ONE realtor you like, and work with them. They will search all the houses that fit your criterion, schedule all showings, draw up all forms, and be right there with you when you have questions or concerns. Their duty is to you… let me say it again. THE REALTOR’S DUTY IS TO YOU. If you can’t trust your agent to work hard for you and find you the house you really want and one you can afford… find another realtor.

What is the job description for the sellers' agent?
As a seller's agent, your loyalty is to the seller. You list their property to sell, and advertise. The buyer's agent takes the buyer to look at houses and helps them through the buying process. If the buyer's and seller's agent are the same person, they are called a dual agent. Why do you ask?
I listed two properties last year...one sold in no time the other did not sell & we took it off the market.
I used two different agents because I felt they each had a good fit one or the other of the properties.
The one which sold (my rental property which was a single family home) was handled by a newbie & he called 4-5 times daily for 6 weeks. The other never called & I had mostly buyers agents calling asking to see my house in 15 minutes. Both were equally annoying.
I *hope* to list my house again but am not too keen on the whole "15 minute" notice.
Wow! You definately had both ends of the spectrum. There has to be a healthy balance in there somewhere. Rookies... ha! So eager. I hope you can laugh about the whole thing now.
